Boston Environmental & Engineering Associates, Inc. located in the Greater Boston area in Waltham, Massachusetts can conduct a Site Assessment of your property (including mold and mildew) as required by the client; if applicable as required by MGL 21E; if requested as specified by ASTM standards; or a simple (buy or sell) real estate sale Site Assessment.

Environmental Site Assessments (Phase I & II ESAS (Environmental Site Assessments)) are regularly requested by our clients when they are taking into consideration buying, mortgaging, valuing, or selling their property. Boston Environmental & Engineering Associates of Massachusetts works closely with owners or their agents prior the purchase or sale of a property to assure that potential environmental problems and considerations are well understood.

When evidence of contamination is discovered, we develop a cost effective plan for determining the lateral and vertical extent of contamination to define the “contamination site” as required by State regulations. We carefully consider the environmental issues and provide an cost estimate for remediation, or the depreciation effect these environmental liabilities might have on the value of the property.

For example, if there is evidence of mold present in the building or in the A/C ducts of a building that is valued at one million dollars, there might be $50,000 worth of mold remediation required which would effect the value of the sale of the building. Or if the soil were found to be contaminated by fuel oil leaked from an Underground Storage Tank, the cost of alternative methods of remediation and appropriate Department of Environmental Protection filings would be determined.

What is the Cost of a Site Assessment? The cost and scope of the Site Assessment will be determined by:

-  the size of the property
-  the size and number of structures on the property
- the potential environmental impact of abutters (like dry cleaners, gas stations, above ground and below ground storage tanks etc.)
-  the needs of the client
- the specific requirements placed on the client by a mortgagor, bank, Department of Environmental Protection, or the buyer.

Boston Environmental can conduct Phase 1, Phase 2, Phase 3 or Phase 4 Site Assessments for business or residence, including Subsurface Testing of soil and groundwater and Indoor Air Quality Testing as may be required by the client.

What if Contamination is Found During the Site Assessment? In the event that contaminants are discovered, Boston Environmental has the facilities and personnel to represent the client with the Department of Environmental Protection, and to assist the client in remediation of any contaminants found during Site Assessments.

Should remediation be required, Boston Environmental employs state of the art remediation technology, including among others, Steam Enhanced Vapor Extraction, Bioremediation, H2O2 Oxidation, and Chemical Reaction technologies. Frequently, Boston Environmental is able to close a contaminated Site without remediation, via a Method 3 Risk Assessment with an Activities and Use Limitation (AUL), a technical/legal instrument which asserts that there is no risk to the users of the property and the general public under specified and limited conditions of use.
